Location

Burton Hill House and its grounds are situated on the south-eastern outskirts of the town of Malmesbury in Wiltshire on the southern edge of the Cotswolds. Famous for its historic Abbey, Malmesbury has a wide range of shops, restaurants, bars and hotels.

The property itself has good access to the local road networks including the A429 and is approximately 6 miles (9.6 km) from the M4 (jct.17).

Chippenham with its extensive amenities and railway station is approximately 9 miles (14.4 km) south of Malmesbury. The approximate journey time from Chippenham railway station to London (Paddington) is 1 hour and 20 minutes. Swindon is approximately 15 miles (24 km) away and the approximate journey time from Swindon railway station to London (Paddington) is just over 1 hour.

History

Malmesbury is the oldest borough in England, with a charter granted by Alfred the Great. Burton Hill House was originally a substantial stone manor house built in the late 17th Century. In 1842 Mr John Cockerell was the owner of the property and employed his brother, the renowned architect Charles Robert Cockerell to design a new house for him.

Following a fire in 1846, Burton Hill House was re-built in the late 1840s and after it was purchased by Colonel C W Miles in 1849, substantial alterations and extensions were added including the ballroom, conservatory and clock tower.

It remained as a private house until 1919 and during The Second World War it was used as a school for evacuees. Following the end of The War it was purchased by the Shaftesbury Society in 1945 for use as a residential school for students with special needs.

In January 2007 the Shaftesbury Society and John Grooms, a charity dedicated to the care of disabled people, merged to form a new charity called Grooms-Shaftesbury, which was re-branded as Livability in April 2008. As part of a group re-structuring process Livability have take the decision to sell Burton Hill House as it is no longer required for their purposes.

Description

Burton Hill House is a Grade II Listed building, which still retains many of its period features. The Victorian exterior design includes mullioned windows, numerous gables, a domed clock tower and decorative chimneys. To the rear of the property there are extensions made in the mid to late 20th Century, which are of a modern design and not in keeping with the original architectural style.

The principal rooms on the ground floor of Burton Hill House contain most of the important features of the historic design. These include the Entrance Hall, Dining Room and Ballroom, which contain elaborate decoration, panelling and classical chimneypieces. The rooms on the first floor contain some important features such as fireplaces, joinery and plasterwork.

Connected to the main house is the converted chapel, which was used by the school for teaching purposes. There is also an indoor swimming pool (not in use) and extensive kitchen and service areas.

The Lodge at the front entrance to Burton Hill House is an entirely self contained house, but is regarded as curtilage listed by The Council. The Lodge is let on an Assured Shorthold Tenancy (AST) Agreement determinable upon 2 months notice.

There are two relatively modern buildings on the northern part of the site. The Principal’s House is a detached dwelling within its own grounds and has several mature trees in its garden. The Principal's House is let on an Assured Shorthold Tenancy (AST) Agreement determinable upon 2 months notice. Poly Viner House is a purpose built single storey dormitory block to the east of the driveway from Arches Lane.

In addition, there are ancillary buildings including the Coach House. The Studio, which is a converted barn is let on an Assured Shorthold Tenancy (AST) Agreement determinable upon 2 months notice.

The extensive grounds include landscaped gardens with terraced lawns, mature trees and an ornamental lake. There are good views from the grounds over the adjoining countryside, which create a beautiful setting for the property. To the front of the main house is an area of hard standing which provides space for car parking.
