Situation

The land lies in the Upper Thames Valley to the east and south of the hamlet of Little Faringdon in West Oxfordshire. Little Faringdon lies 1 mile to the north of Lechlade in Gloucestershire. Although the postal address is Gloucestershire, all of the land lies in Oxfordshire.

Description

The property provides a rare opportunity to purchase a substantial parcel of productive arable farmland. The land is being offered for sale by public auction as a whole or in up to 5 lots. All of the lots have excellent road frontage from quiet country lanes. The land is generally level. The soils comprise a productive loam, mainly comprising Badsey 1 Series “river terrace gravel” and Kelmscot Series "river terrace drift". It is classified as mainly grade 3 with some grade 2 and will grow a wide variety of arable crops. Part of the land is under drained. There are two fields of permanent pasture and five young woodland plantations.

The land is entered into the Countryside Stewardship and Entry Level Stewardship Schemes. The boundaries of the field enclosures mainly comprise tall hedges.

Lot 1 - 207.37 acres (83.92 hectares)

Eight enclosures of arable land, partly underdrained, with access from the highway on the northern and western boundaries. In addition, a former railway line gives access along the southern boundary. The land is level and part of it is classified as grade 2. The boundaries mainly comprise tall hedges. There are three broadleaf woodland plantations that were established in 2006/7 and which are entered into the English Woodland Grant Scheme. There is one field of permanent pasture, extending to 19.30 acres, with a spring fed water supply.

Lot 2 - 74.75 acres (30.25 hectares)

Four enclosures of arable land with access from the Langford road on the southern boundary. The land rises to the north where the soils are heavier. There is a small broadleaf woodland plantation established in 2007 in the south western corner.

Lot 3 - 81.46 acres (32.97 hectares)

Three free draining fields of arable land and a single field of grassland which is entered into the Countryside Stewardship Scheme as arable reversion to grass. Access is from the highway on the eastern boundary. The former railway line on the northern boundary is not included in the sale.

Lot 4 - 63.44 acres (25.67 hectares)

Three arable fields and a woodland plantation, each fronting the highway on the north eastern boundary. River Ground Three was planted to trees with a deer fence in 2007, with grant aid under the English Woodland Grant Scheme. The trees have suffered rabbit damage and this plantation may be withdrawn from the grant scheme at the Sellers’ expense. This field could then be returned to arable production.

Lot 5 - 8.77 acres (3.55 hectares)

An excellent pasture paddock with direct access from the Highway, tall hedges providing shelter and a water trough fed from the private Estate supply.
