Lochindorb is a delightful grouse estate comprising a productive driven grouse moor, three separate days shooting, a sporting lodge in a magical setting, three cottages and other informal sport including loch fishing. The Estate is very accessible from the south and within an easy forty-minute drive from Inverness Airport. It provides a high-quality and straight-forward package with potential for further improvement to both the moor and the built property. Unusually in the Highlands, the driven grouse moor is performing well – a fundamental and special quality. This “Holy Grail” has proved very elusive for many owners in Scotland. It has been achieved in an area where neighbours have had significantly less success and therefore it must be assumed that if the area generally lifted in terms of grouse moor management, even further improvement in grouse bags could be obtained at Lochindorb.

The Grouse Moors

The success of Lochindorb as a grouse moor has been well documented with a 5-year average of 916 brace and a 10-year average of 823 brace. This is the result of a combination of carefully applied traditional grouse management and more recently developed tick control techniques. The current owner has demonstrated that it is entirely possible to manage a grouse moor effectively when the fundamentals are right. There is no reason why further improvement should not continue in the future. The record bag shot on the Estate was 4,347 brace in 1922. Additional heather ground has been run in with the main Estate in recent years which may be available if desired, amounting to an additional day’s driving.

The Lodge

A promontory on the loch shore is the unrivalled setting for the Lodge at Lochindorb giving views over the surrounding hills and moorland. The peace and tranquility marries with a spectacular setting to create a magical centre piece for the estate. The construction is traditional stone under a slate roof. The rooms are spacious and well laid out with a view of the loch from almost every window and the hill from most.

The accommodation includes a drawing room, dining room, large hall, games room, kitchen and utility. There are 9 bedrooms with 3 bathrooms, a shower room and 3 separate WCs. There is a beautiful natural garden and ample parking. A range of timber-frame outbuildings are currently used for storage. Services are mains electricity, a private water supply and private drainage to a septic tank.

Keeper’s Cottage

This is a 2 bedroom, traditional stone building under a slate roof, adjacent to the lodge at Lochindorb and overlooking the loch. It has mains electricity, private water supply and a private drainage system. The cottage is occupied by the gamekeeper under a service occupancy.

Caretaker’s Cottage

This is located adjacent to the Lodge and Bothy Cottage. It is traditionally constructed under a slate roof and has 2 bedrooms. The property has mains electricity, private water supply and a private drainage system. The cottage is vacant.

Bothy Cottage

This is situated adjacent to Caretaker’s Cottage. Accommodation includes 2 bedrooms, bathroom, kitchen/sitting room. The property has mains electricity, private water supply and a private drainage system. The cottage is vacant.

The Lochs

There are 4 lochs including Lochindorb itself. Lochindorb and 2 of the others provide excellent trout fishing. The Estate currently has 6 boats on Lochindorb which are hired out on a weekly or daily basis. Adjacent owners also enjoy the right to fish boats on Lochindorb. Cawdor Estate owns (i) the island in the middle of the loch on which stands the ancient castle and (ii) the site of a boathouse to the north of the Lodge. It has been the custom to allow visitors free fishing on Lochindorb from the roadside shoreline on Lochindorb.

The other lochs are also fished for trout and occasionally stocked.
