The Tetworth Hall Estate is a traditional residential, agricultural and sporting estate lying 4 miles north east of the town of Sandy and 1½ miles from the villages of Gamlingay and Waresley in the county of Cambridgeshire. The estate lies in a single block divided by a small country lane. The Greensand Ridge runs along the southern boundary from where the land falls to the north, rising again to a ridge on the northern boundary. Tetworth Hall, a particularly fine Queen Anne Grade II* listed house sits in a commanding position on the southern ridge looking north over the land and woodland and south over its private park. The estate extends in total to about 2,499 acres (1,011 hectares) including vacant farmland, three let farms and 16 further farmhouses and cottages. The estate is divided by Tetworth Hill Lane, a small country lane that runs north/south through its heart. To the east of the lane lies Low Farm, a productive vacant arable farm with a large woodland content. To the west are three let farms and Stonehill Farm, a second commercial arable unit farmed in hand. Two shoots operate across the estate on either side of Tetworth Hill Lane. Over Low Farm (to the east of Tetworth Hill Lane), the shoot is in hand, whilst on the land to the west of the estate, the shoot is let on an annual basis. The estate offers excellent pheasant and partridge shooting with woods and copses combining with strategically planted game crops showing challenging birds. The estate has for many years been an important part of the Cambridgeshire Hunt country. The Tetworth Hall Estate is situated 1½ miles to the west of the attractive village of Waresley on the Bedfordshire and Cambridgeshire borders. The villages of Waresley, Everton and Gamlingay lie around the estate. Fast road access to London is provided by the A1 at Sandy (6 miles) and the M11 (J13) about 15 miles, giving access to Heathrow, Luton and Stansted airports. London is about 50 miles to the south with trains from Sandy or Cambridge (16 miles) taking about 45 minutes and 1 hour respectively. The parkland to the south of the house provides suitable landing for a helicopter with London’s Battersea Heliport reached in approximately 20 minutes.

Gardeners Cottage, Coach House and Parkland
Tetworth Hall is a Grade II* listed hall, approached via a long tarmacadam drive through a park, culminating at a gravelled parking and turning area to the south elevation of the Hall. Built in the early 18th Century, Tetworth Hall is a stunning principal house built of brick and carstone under a tile roof in Queen Anne style. There are views to the south over the park that is interspersed with mature trees. Coloured Yellow on the plan. The front door leads into a fine entrance hall with a stone flag floor, panelled walls, two columns and staircase leading to the first floor. Doors from the hall lead into the dining room, drawing room and lobby with WC, door to loggia and garden. The dining room has a dumb waiter and open fireplace. The drawing room has a marble fireplace and a superb bay window offering fine views over the gardens. Also on the ground floor is a morning room with open fire, and gunroom off and door to small room with a personnel lift.
